Building Movement Monitoring
MA and all owners of QCT should continue to monitor the City’s progress on addressing changing water table levels beneath Boston.

Wireless Internet Access
On hold until ASW merger is complete.

Sprinkler System and Garden
Sprinkler system to be installed next year. Garden has been weeded and mulched, item complete.

AT&T Battery
TJ to follow up on contract issues w/MA (issues including, why the signing of 2 separate contracts; no internal rewiring should be in agreement; potential of double batter/increased $ payment).

Trustee appointment
After John Kurkomelis’ departure one Trustee position is available, letters of interest are being received. MA to contact the owner of 111 #2 to confirm his interest.

Storage bins
Storage bins have recently been cleaned out. Thank you to all who labeled their bins. If you are an owner occupant in 107 or 111 Jersey St., do not have a storage bin, and would like one, please contact a Trustee or MA as soon as possible to ensure availability.


Holiday presents
Trustees to purchase holiday cards to give to cleaning people.


Oil price
MA to confirm whether oil price has been locked in for season (if so, please notify Trustees price locked in at).


2003 Budget
MA/Trustees have been working on the 2003 budget. MA to provide Trustees with projected
cost increases when they are available so that 2003 budget can be completed.


Capital Improvements
MA to confirm the requirements for capital improvements to the buildings (What qualifies as a capital improvement and is there a dollar amount associated with it?)

AT & T Battery

(9/17/02) MA to continue to work with AT&T about the placement of their battery on
our property to serve this area with broadband service. QCT is considering the signing of a contract with a 7 year term which would allow AT&T to place this battery in the rear of our property near the alley gate. As rent for this 7 year period AT&T is willing to give us $4,300 and pay for the electricity that their battery requires.

Windows

Lewin aluminium windows were the preferred choice...
(9/17/02) LK/BB met with BW/LW: installation should not cause an enormous mess within each unit; based on meeting Trustees decided to select 8000 series windows with ultra lift balances only on the bottom sashes with full screens and a colonial profile panning which
will be factory installed...MA will take a survey of owners to see how many are interested in replacing their windows now. MA to investigate the exact price of the panning with BW ($60 vs. $75/$85).

(10/22/02) Panning costs be confirmed after trial installation. Trial installation to be completed this fall.

Laundry

(8/27/02) New flooring in 111 laundry room installed. During installation the door frame had to be removed, when it was reinstalled some of the wood trim was left broken and the door no longer hangs on its hinges. MA to contact Automatic Laundry to rectify this situation.

Wireless Internet Access

(7/16/02) TJ to investigate what is involved in providing the building with wireless internet access.

(8/27/02) TJ met with Access Speed Wireless (ASW) regarding wireless service. ASW is
interested in entering the residential wireless market, as a result they would be willing to install an antenna on the roof of one of the building’s stair towers free of charge. Service provided through this antenna would be significantly faster than DSL. TJ to discuss with ASW terms of contract including monthly service costs, monetary agreement re: placement of local service antenna on our roof, and cost/requirements of hardware/software for each user of this
service.

Front Steps

(7/16/02) New cleaner had no effect. MA to get other bids from masons regarding cleaning of terrazzo/cast stone portico.

(8/27/02) MA to get other bids by Sept. mtg.

(9/17/02) MA has one bid and will request a test area to establish which of the proposed cleaning agents will work (so that we can view the success of this method prior to committing to clean both porticos).

Condo Documents

(3/19/02) A title examiner is reviewing all of the QCT documents to confirm that they in order and complete.

(8/27/02) Once title examiner has completed the audit to confirm that our documents are
in order and complete, MA to make a clean copy of the documents for future reproduction.
